Clubhouse for Edwards Communities Apartments Gets OK

Kent zoning board grants variances for clubhouse at planned 596-bed apartment complex

The first step toward site plan approval of a 596-bed apartment complex on South Lincoln Street took place Monday night when the Kent Board of Zoning Appeals approved variances for the project's clubhouse. Columbus-based Edwards Communities Development Co. got approval of two variances for a 7,000-square-foot clubhouse and leasing office as part of "The Province at Kent" student housing complex. The clubhouse, considered an accessory building under city code, is subject to a maximum 15-foot height and a minimum 60-foot setback from the road right of way — in this case, Summit Street. Council Will Move Ahead on Overlay District

Supplemental zoning map will apply to Edwards Communities proposed apartment project site

An overlay district that can pave the way for construction of a 596-bed apartment complex on South Lincoln Street cleared a second hurdle Wednesday by gaining tentative approval from Kent City Council. Council members voted unanimously to move forward with an overlay district as drafted to apply to the apartment project proposed by Columbus developer Edwards Communities Development Co. The concept was passed by members of the Kent Planning Commission just the night before on Tuesday. However, council couldn't give final approve to the overlay district Wednesday. Kent City Council Votes Tonight on South Lincoln Rezoning Request

Approval would pave way for 596-bed apartment complex for college students

Tonight, Kent City Council will face what two of its members refer to as the most difficult decision to date in their public service careers. Council’s land use committee will meet at 7 p.m. at City Hall to discuss a South Lincoln Street rezoning request made by Edwards Communities Development Co., a Columbus-based firm proposing a 596-bed apartment complex. The company has requested council rezone parcels that, combined, total about 10 acres from R-3 to R-4, which permits denser residential construction. The R-3 zoning designation allows up to eight residential units per acre, while the proposed R-4 zoning would allow a maximum 32 units per acre. New Twist on South Lincoln Apartment Proposal

Developer posed agreement that project land would revert back to current zoning if more dense zoning approved but complex is not built

At the developer's request, Kent City Council members delayed a vote on an apartment complex proposed for the South Lincoln Street neighborhood until March at their meeting Wednesday night. The Edwards Communities Development Companies, the Columbus-based firm proposing a 596-bed apartment complex, asked council to delay their vote on a rezoning request for the project in light of new information presented to council members Wednesday about the issue. Kent attorney Dave Williams, who represents the development company, said after the meeting he asked for the delay so Kent's law department can review a proposal finalized Wednesday afternoon.
