Sunrise Apartment Tenants Forced to Vacate by August 1

Tenants knew the property was sold but were never told when to leave

Earlier this year, on Rhodes Road was bought by Hallmark Campus Communities. Tenants were made aware, albeit by word-of-mouth, and build a new complex with 200 units instead of 98. But they were never told when it would occur.

This month, tenants slowly found out through word-of-mouth again they had to vacate by Aug. 1, according to the Daily Kent Stater. There was no official warning from the landlord.

Plans for the new complex were presented and passed through Planning Commission in early May, despite strong public and council representative opposition.

The will include three new, four-story buildings with 201 units and 612 beds. It calls for 612 parking spaces.

Hallmark CEO Rick Kirk told the Daily Kent Stater demolition will start shortly after the Aug. 1 deadline and his company has been working with tenants to find new housing.

“They haven’t done a very good job of informing people,” Kirk told the newspaper about the current landlord. “That was (Sunrise’s) choice. I don’t know why they chose that, but it has obviously upset some people. We’re doing the best we can to accommodate people.”

A similar situation has also occurred at on Horning Road. Residents last week from Capstone Development Corp. notifying them that they had to be out by Oct. 1. Capstone that said tenants don't necessarily have to be out by then, but that's when heavy machinery will be moving in.
